Sunset Links, the beachfront golf estate in Milnerton, has been rated as the best suburb in the country. Buyers have been flocking in from the north and abroad in search of security, lifestyle attractions and proximity to the city centre, and finding these in the estate on Milnerton Golf Course.
According to property analysts and a recent survey, the golf estate has seen the most impressive property price growth in the past five years.
Kevin Layden of Pam Golding Properties said the area had attracted buyers from Gauteng, KwaZulu-Natal and abroad. “It is positioned extremely well, it’s close to the central city, close to good schools and hospitals and it’s a secure golf estate.”
Surveys show that property prices at Sunset Links have grown by about 36 percent over the past three and five years.
Layden said sales tripled in the past year, from R29.4 million in sales last year up to R90m for this year.
The area also recently saw the record sale of R14m for a beach villa to a Durban couple.
Commenting on the area’s attractions, Layden said: “Sunset Links has spectacular views and the beach.
“The only other secure golf estate is Steenberg, which is far from the city centre. In Sunset Links people also have a range of sporting activity with gyms, kiteboarding, windsurfing, cycling… it’s the sports mecca of Cape Town.”
Properties sell for between R3.9m and R17m and range from beach villas, semi-detached houses and properties facing the golf course.
Trevor Weston-Green, property development analyst for Rawson, said: “Security developments are becoming more popular with buyers because of the crime in the country. Sunset Links has a lot going for it because it provides the security, it has the beach, golf course and the postcard view of the mountain.”
Weston-Green agreed that the area was performing notably well in price growth compared to other suburbs.
Sunset Links has taken the top suburb rank in the country, with the growth figures beating areas like Clifton, Fresnaye, Constantia and Camps Bay. Fresnaye was previously rated as the city’s top suburb.
In Johannesburg Eagle Canyon Golf Estate in Honeydew, Dainfern golf estate in Fourways and Kyalami Estates near Midrand ranked as the top suburbs in the north. In Pretoria, golf and country estates such as Southdowns Residential Estate and Woodhill Residential Estate & Country are ranked as the best-performing suburbs. In Durban, the top suburbs include Herrwood Park, Durban North and Virginia.
